  • Housekeeping & maintenance. Coordinated by your rental manager with locally sourced insured vendors.
  • Rental manager & reservations department. Pre- and post-arrival inspections. Online and in-office reservations department.
  • Online owner portal. Browse live occupancy calendars, revenue reports, request maintenance, and more.
  • Accounting. All statements and payments are handled in house, ensuring all bills are paid on time.
  • Security. Includes regular walk-throughs of unoccupied properties, coded KABA keyless systems and secure lockboxes.
  • Deliveries & supplies. We coordinate deliveries, assist contractors, find replacements, and supervise renovations.
  • Owner perks. Discounted management fees for all owner-booked reservations, only cleaning fees for owner stays, and perks for immediate family members, too!

Long-term rentals – Kailua-Kona, Big Island, Maui and Oahu

  • Aggressive marketing strategy. We market to over 30 sites and screen nationally for the best tenants.
  • Property inspections. Photo inspections of move ins and move outs, as well as mid-lease inspections.
  • Maintenance & remodel. Under our supervision, we assist with inventory replacement, and coordinate trusted contractors, handymen, landscape maintenance and housekeeping.
  • Tenant screening & background checks. Quick online credit and background screening. Our brokers approve all tenants.
  • Rent collection & owner statements. Easy online tenant payments and access to monthly owner statements.
  • Accounting & taxes. General Excise and Transient Accommodations taxes processed for a small fee.
  • Landlord-tenant code. We strictly abide by the landlord-tenant code to ensure the best outcome for all leases.
  • Evictions & collections. Assist in processing evictions and collections in accordance with all local, state, and federal laws.
Homeowner Services

  • Communication. We keep owners well informed on their property and are always on call and available.
  • Aggressive marketing strategy. Top-of-the-line intuitive software with the capacity to maximize your rental revenue.
  • Property inspections. Cleaning, maintenance, and damage assessment before every arrival and after every departure.
  • Accounting & taxes. Includes year-end 1099 preparation to owners and vendors. We prepare and file GET/TAT for a fee.
